Town of Aurora | Town Board Meeting | July 27, 2026
  e) Combined attendance at simultaneous events shall not exceed 100 persons,
  inclusive of employees and/or contractors

  f) All events to be private with only invitees attending, meaning events are not
open to the general public; and

WHEREAS, as an unlisted action under SEQR the Town Board found that the project will
not result in any significant adverse environmental impacts.

NOW, THEREFORE, BE IT

RESOLVED, that pursuant to Town Code §95-2B(2) of the Town of Aurora, the Town Board
of the Town of Aurora does hereby grant the attached Special Use Permit, including
aforementioned conditions, to Rachel Krajewski/Carner Development Group, to
operate a campground and construct seasonal cottages, treehouses, a lodge, and
convert the existing residences into sleeping rooms and an administration building at
1196 Big Tree Road, East Aurora, NY.

[Deputy Supervisor McCann brought up a discussion about occupancy. The Board
discussed limiting attendance at the proposed campground and event venue.
Councilmember Armbrust recommended reducing the event limit from 100 attendees to
80 because the lodge’s building-code occupancy is 80 and the site has only 30 parking
spaces.

Code Enforcement Officer Cassidy explained that the 80-person limit applies only inside
the lodge, while other guests could be elsewhere on the property. The Board agreed
instead to cap the total number of people attending all concurrent events at 100,
including employees and contractors.

The Board also agreed that a caretaker or responsible person must be present whenever
the campground is operating. The SUP Resolution and Site Plan Resolutions reflect these
changes.]

Upon a vote being taken: ayes – four; noes – none; recusal – one by Councilmember Action #255
