Electrical Capacity Despite increasing the unit count from 67 to 75 units, the overall building square footage is reduced creating an opportunity for a more efficient energy design and thereby reducing the building's proposed load from 1.62MVA in the original design to 1.20MVA, which only increases the load on the existing NYSEG/RGE 12.5kV circuit from 46.89% to 56.10%. Summary Below is a table summarizing the proposed impacts of the revised site layout in relation to the original design. Categories are based on previous areas of concern as identified by the Town Board. Impacts of Revised Layout Design Element Proposed Impact Building Location Improved ADA Accessibility Improved Preservation of Open Space / Existing Vegetation Improved Shelter-In-Place Accommodations Improved Parking Layout Improved Playground Safety Improved Electrical Demand Reduced Sewer Impact Not Impacted Traffic Impact Not Impacted Sidewalk Connectivity Not Impacted Project History – June 2024 to January 2025 An application package for rezoning and a special use permit was originally submitted to the town in May 2024. The project appeared in front of the Planning Board on 6/13/2024, where it received a positive referral to the Town Board. The project appeared in front of the Town Board serval times in summer/fall 2024 before receiving a SEQR negative declaration and approval for Rezoning and a Special Use Permit on 1/27/2025. Throughout the approval process a variety of supplemental reports and studies were performed to address comments and concerns raised by residents, staff and board members. A summary of the information is provided below - detailed reports are included in the appendices. These reports have been updated (as needed) to reflect the revised layout and updated unit count.
