BENDERSON DEVELOPMENT 570 DELAWARE AVENUE BUFFALO, NY 14202 716.886.0211.P 716.886.2269.F February 18, 2026 Mayor Mercurio and Members of the Board of Trustees Village of East Aurora 575 Oakwood Avenue East Aurora, New York 14052 Re: Aurora Village Shopping Center 123 Grey Street (BDP # 2127) Application for Site Plan Approval for Site Lighting Dear Mayor Mercurio and Members of the Planning Board: In connection with the above-referenced property, enclosed please find our application seeking site plan approval to allow for updating the current existing site lights with new dark sky compliant LED fixtures. It should be noted that no new light poles are proposed and this is an upgrade of the existing dual lights fixtures to quad LED fixtures. It should be further noted that on December 14, 2017, the Village of East Aurora Zoning Board of Appeals granted an area variance to allow the site to have 149,705 lumens/acre. The new LED fixtures will reduce the amount of lumens that are on site and will provide a reduction in the lumens per acre. The site lighting will be reduced from 149,705 Lumens/Acre to 72,383 Lumens/Acre, which brings the site closer to compliance with the maximum allowed requirement of 60,000 Lumens/acre per §165-4 of Village code. In support of this application package, please find enclosed the following information: 1) Civil Engineering Plans prepared by James A Rumsey, R.A; 2) Village of East Aurora Application; and 3) Short EAF. We look forward to working with the Village on this project.
