Town of Hamburg Planning Board Minutes May 20, 2026

The Applicant answered that there is a driveway that travels through the property.

Chair Gronachan also asked if there is only one parcel that will have access to Durham
Road.

The Applicant confirmed that is the case.

Member Ryan asked how would someone access the parcel across the road, and if it
will be by a tunnel that connects the property.

The Applicant responded that no, the tunnel is gone and the current owner does not
know the location of the tunnel. The property in question sits on a bluff and is not a
parcel that people would go out to it just exists with the property.

Member Clark stated that for the driveways that are located on Route 5, he feels that
there should be a condition of a turnaround so that no one is backing out onto Route 5.

The Planning Board asked Mr. Rogers to send this to the LWRP Committee to get their
recommendation.

The project was then tabled to the June 3rd, 2026, Planning Board meeting for a public
hearing.

Golf Carts Unlimited- Requesting Site Plan Approval of a proposal to construct a
4,700 sq-ft 1-story building with a 1,350 sq-ft covered patio to be located at 2330
Lakeview Road

Mark Passon appeared on behalf of the project.

Mr. Passon explained that in August 2025, there was a fire at the facility, and he needs
to reconstruct the building. The plans that were submitted were approved in a prior
Planning Board meeting as part of an expansion that had expired. It is the same
footprint that was approved, just a more updated building that is all one building with
more curb appeal and space.

Due to the fact that there are new members on the Planning Board, Mr. Rogers asked if
Mr. Passon could give a little history so they can be aware of what buildings were
previously on the site.

Mr. Passon replied the original building footprint was 40 ft. long by 30 ft. wide, then they
put in an addition off the back of an additional 20 ft. wide by 94 ft. long. Since the fire,
he would like to square it off and make it all one building instead of a series of additions
over the couple of years they have been in business.
