Supervisor Snyder reminded the board that the project meets the Town’s building code and has been approved by Code Enforcement Officer Cassidy, this was just to discuss the SUP only. Town Resident Joseph Quinn had provided the board with research he had done regarding the traffic and traffic accidents in the area, which Supervisor Snyder read aloud. It was agreed that Carner Development had worked with the Department of Transportation (DOT) and that an official traffic study has been submitted and is still under review. Supervisor Snyder then moved on to the onsite spa and gazebo and whether they would be accessory uses or open to the public. Krajewski expressed that the spa is already an established business that serves clients from the town and surrounding areas and that it would be still operated and open to the public. It was also explained that the gazebo would be open for rental by guests of the campground. The issue of parking was then brought up, and the number of guests that would be allowed to attend any events held by guests. Peter Sorgi brought up that the agreement was for 30 parking spaces to be built, with land banked for the possibility of 21 more to be built should the need arise. Next was the subject of campfires on the property. Rachel Kajewski mentioned that right now, there are a few permanent firepits and a handful of propane firepits. She said that she is open to the idea of making all the firepits propane to eliminate some of the smoke and odor, as well as the safety risks that wood burning firepits bring. The last item up for discussion was quiet times and enforcement of those quiet times. Rachel mentioned that at Carner Development’s other properties, an enforced quiet time of 10 PM to 8 AM was standard, and that they planned to have a staff member onsite at all times. They are also looking into all soundproofing and sound barrier options, which would include getting a code variance for a fence along one edge of the property. In conclusion, the Town has requested the terms for all the items discussed be put in writing and brought before the Town Board to be approved. Those items being parking spaces, the occupancy limit of events at the campground, firepit rules and regulations, quiet time rules and regulations, and an onsite caretaker/security. 1
