Application for Site Plan Approval and Special Use Permit
Applicant / Property Owner: Carner Development Group Inc.
Project Site: 1196 Big Tree Road, Town of Aurora, NY; SBL No. 165.00-1-28.21
Project: Campground with Wellness Theme with Accessory Uses
Zoning Districts: Agricultural and Rural Residential
March 29, 2026

  Enclosed please find:

  • Exhibit 6: Two Versions of the Revised Site Plan both of which show the Zoning District Line
between Rural Residential and Agricultural. Both Site Plans are identical except for the
number of parking spaces with the difference in parking spaces described as follows:

o 51 Parking Spaces as required by Town Zoning Code

o 30 Parking Spaces, which is the amount of parking spaces that Carner feels is needed
and accordingly, we hereby request that the Planning Board recommend to that Town
Board that it approve 30 Parking Spaces pursuant to Town Zoning Code § 116-
27(A)(11) which states that “[t]he Town Board may recommend that green space be
substituted in lieu of the required parking area on a particular site plan.” The Town
Board’s authorization to reduce the parking spaces to 30 would preserve greenspace.

  • Exhibit 7: Proposed Floor Plans and related Plans for the existing Administrative Building with
Seven Sleeping Quarters (i.e., the existing main house) which will undergo substantial
renovations to address deferred maintenance and to preserve the historic significance of the
structure and surrounding property and grounds, the substantial majority of which are in a
  conservation easement.

  • Exhibit 8: Proposed Floor Plans and related Plans for:

  o the existing Building with Two Sleeping Quarters (i.e., the farmhouse);
o the seven seasonal cottages; and
  o the two Treehouse retreats.

  • Exhibit 9: Rendering of the Lodge (approximately 1,200 square feet 6 open air structure
  without walls).

6
Because the footprint of the pavilion is not a rectangle, the actual square feet is less than 1,200 feet, but to simplify the
calculation, 1,200 square feet was used.
