protective fence will be installed between the outdoor mini golf area and Transit Road to enhance the safety of pedestrians and passing automobiles. Hours of operation are expected to fluctuate throughout the year due to the seasonal nature of the outdoor mini golf operations; however, hours will not extend beyond 9:00 AM to 11:00 PM. Staffing levels will also fluctuate seasonally, with no more than 10 employees anticipated onsite at any given time. Because the facility contains two unisex toilet rooms, the overall occupant load for the first floor and exterior areas combined will be limited to 150 occupants distributed throughout the indoor and outdoor spaces. It is not anticipated that occupancy levels will approach this threshold, as the primary uses of the space consist of golf simulator bays with a maximum of approximately eight occupants per bay and a 9-hole mini golf course intended for dispersed recreational use. Stormwater management for the proposed mini golf area will remain consistent with existing site conditions, as water will permeate through the mini golf turf into the existing drainage systems onsite. Existing overhead site lighting currently serves the property. Additional lower- level lighting may be added in the future should the mini golf area operate after dark, and any such lighting will be dark-sky compliant. The property has existing pedestrian and bicycle access, and the site continues to provide ample parking in accordance with Town Code requirements. The project is intended to revitalize and enhance the usability of the existing structure and site while maintaining the overall character and appearance of the property. The exterior footprint of the building will largely remain unchanged. I have included all required documentation and plans with this application.
