A permit has already been issued for the proposed second-floor apartment units. This submission pertains specifically to the proposed first-floor and site improvements, including indoor golf simulator recreation areas, a recreation area with pool tables, bar area, catering kitchen, and outdoor mini golf. The requested Special Permit will allow for the sale and service of alcohol as an accessory component to the recreational and entertainment use of the facility. Alcohol service will be open to the public, although it is anticipated that the primary patrons will be users of the golf simulators and outdoor mini golf amenities. The existing outdoor patio area, which is separate from the proposed mini golf area, was previously granted a variance by the Town and will continue to be utilized in the same manner as previously approved. As part of the proposed site improvements, the existing Transit Road entrance will be eliminated in accordance with New York State Department of Transportation standards.
