SPR 2026-005: Zen Nails, for property located at 1976 Ridge Road to permit an
addition to the existing building and all associated site work.

  • Mike Berger of Sutton Architecture represented the business. He explained that after
failing to secure an access agreement with the adjacent property owner, the plan was
revised. The new plan eliminates rear access and maintains the existing access points on
Ridge Road. A 6x4 dumpster in an 8x8 enclosure will be added on the side of the
property, accessible only from the Zen Nails property. Details for landscaping have been
provided as requested at the last meeting.
  • Board Questions and Answers:
o Q (Tim Hayes): Asked for clarification on exiting to the rear, noting it seems
  physically possible.
o A (Mike Berger): Acknowledged it's not physically obstructed but stated they do
not have a legal agreement with the property owner, so they are closing it off with
green space and landscaping to discourage unauthorized use.
o Q (William Wise): Asked if the closure would be a fence.
o A (Mike Berger): No, it will be a grass transition with landscaping elements.
