Substantial Modification Application: We are proposing the construction of a single-story wood framed addition to the rear of the existing dwelling located at 177 Elmwood Avenue in the Village of East Aurora. The owners, long- time residents of the area, have returned to the Village of East Aurora and intend for this to be their forever home. With the desire to age in place, they are looking to gain additional square footage on the first floor for a primary suite, central laundry and a larger kitchen for their expanding family. The character of the existing home and neighborhood are important to the homeowners, as they have spent time talking with previous owners and learning all about the unique quirks and qualities that make this home so special. Because of this, it is our intention to construct an addition that ties into the home meaningfully and does not take away from its historic integrity. The proposed addition is designed to complement the existing structure, using materials, finishes and details with the same character. While its footprint is substantial to the existing structure, the addition is modest in height and visibility from the road. We believe this addition would provide the ability for this home to be their last while still maintaining the character of the house and neighborhood.
