RE: Demolition Narrative
  192 Center Street
  East Aurora, NY 14052

Demolition Narrative:

The proposed work includes the complete removal of the existing detached garage and adjacent freestanding
storage shed located at the rear of the property. The demolition is required to accommodate construction of the
proposed replacement garage with enclosed parking and storage at the first floor and residential living space
above, as indicated in the building permit drawings.

The existing garage is a one-story, wood-framed accessory structure with a front-gable asphalt-shingle roof, painted
wood-shingle siding, painted wood trim, and a wide vehicular opening facing the driveway. A small shed-roof
extension is located along one side of the structure. The building exhibits visible age and weathering, including moss
and organic growth on portions of the roof, deterioration of roofing materials, and weathering of the exterior siding,
fascia, trim, gutters, and downspouts.

The adjacent storage shed is a freestanding, wood-framed accessory structure with a gambrel-style asphalt-shingle
roof, vertical panel siding, and double storage doors. The shed is located immediately adjacent to the garage and
within the area needed for the proposed replacement construction and associated site access.

Based upon the visual documentation, both structures are utilitarian accessory buildings that are architecturally
secondary to the principal residence. Neither structure appears to contain distinctive architectural ornament, masonry
construction, or unique detailing. The principal residence is not proposed to be demolished or substantially modified
as part of this demolition work.

Demolition will include removal of the roofing, exterior siding, doors, windows, framing, and other building
components. Existing slabs and foundations will be removed where required to accommodate the proposed
construction. All electrical service and other utilities serving the structures will be properly disconnected, terminated, or
relocated before demolition begins. Demolition materials will be removed from the property and disposed of or
recycled in accordance with applicable Village and governmental requirements.

The contractor will protect the existing residence, driveway, fencing, vegetation, mature trees, neighboring properties,
and other site improvements located outside the approved limits of construction. Dust, debris, and construction access
will be controlled throughout the work. Following demolition, the disturbed area will be maintained in a safe and
stable condition until construction of the replacement garage begins.

The proposed replacement will consolidate the parking, storage, and residential functions into a single code-
compliant accessory structure designed to be compatible with the scale, materials, and residential character of the
property and surrounding neighborhood.
