below when an Area Variance is sought)
Before the Zoning Board of Appeals
may grant an Area Variance the Appl
proof of, and the ZBA must consider the followin icant must provide
g:
(1) whether an undesirable change will
be produced in the character of the
detriment to nearby properties will neighborhood ora

(2) whether the benefit sought by theappli
cant can be achieved by some method

variance;

is substantial;
(4) whether the pro posed variance will have
an adverse effect or impact on the physical
environmental conclitions in the néighborhood of or
district; and
