(All applicants m ust answer questions belaw when an Area Varia
nce is sought)
Before the Zoning Broard of Appeals may grant an Area Valance
the Applicant must provide
proof of, and the ZA must considerthe following:
{1} whetheran undesirable change will be produced: in the
character of the neighborhood or a
detriment to nearby properties will bé. created by the granting of the
area variance;
(2) whether the bervefit soughtby theaipplicant can be achieved
by soine method feasible for
the applicant to pur'sue, other than an area variance; 2.
(3) whether the requuestad area, variancets substantial:
(4) whether the pro posed varlahce will have AD adverse effect
or frapact on the physical or
environme connta
clition
ls in the neighborhood of district; and
(3) whether
the alleged difficulty:was self-created, whith.cons ideration shall be relevant to the
decision of the board of appadls, but-sha HOt necessarily preclude the granting of the area
variance. : .
{c) The board of appyéals, in the granting of area varlances, shall
grant the minimum variance
that itshall deem necessary and adequate and at the'samiet
ime preserve and protect the
character of the neighborhood and the health, safety and welfar
e of the community,
