WEST SENECA COMMUNITY CENTER Planning Board PROCEEDINGS
1300 Union Road Minutes #2025-12
West Seneca, NY 14224 December 11, 2025

Mr. McCabe referred to 134 South Avenue and the screening requirements along the side adjoining
the residential property. Mr. Schieber stated the undeveloped parcel is 60' wide and would act as a
buffer. Chairperson Bebak asked if this would be a conservation area or how best to define it. Mr.
Hopkins stated the intent is to leave it as is and is familiar with deed restriction but Mr. Trapp could
 confirm the correct term.

 No public comments were received.

Motion by Chairperson Bebak, seconded by Sailer, to recommend the rezoning for property located
at 120 South Avenue to allow construction of two (2) warehouse buildings with the following
conditions: 1) merge the 2 lots into one lot, 134 South Avenue and 120 South Avenue, with a
declaration restriction stating it shall consist of permanent open space on the most westerly 60' of the
property and the trees remain; 2) the zoning is changed to C-2 that no business or storage of
materials take place on the exterior of the building.

On the question, Mr. Sherman stated the Special Permit should be designated.

Chairperson Bebak acknowledged this and amended the motion to indicate C-2(S).
