HAMBURG SIA DISTRICT ZONING 7 Street Type Tier 3 – Neighborhood Streets Description Tier 3 roads serve areas of the district that are primarily residential. A. Setbacks3 10 foot minimum, 30 feet maximum B. Sidewalks 6 feet minimum width C. Trees 35 foot spacing D. Height Maximum three stories Block length Blocks shall not exceed 300 feet in length between intersections. Crosswalks are required at all intersections. D. Building and Site Standards 1) Façade length: Maximum 200’ along front façade. 2) Ground floor transparency: Minimum 70% of the first floor of the front of a principal building shall be clear glass. This 70% requirement can be modified during the application process if Town Board determines the project contains other aesthetic features that enhance the visual impact of the District. Residential-only buildings are exempt from this requirement. 3) Orientation: Buildings must be oriented toward streets and open spaces, including placement of front entrances. 4) Avoiding blank walls: Blank wall surfaces greater than 20’ are prohibited if visible from streets or other public areas. Any side of the building that has frontage on a sidewalk or street shall include windows, doors, murals or other architectural articulations. 3 For purposes of the SIA, setbacks refer to the front façade of the building to the roadway, whether a public right-of-way or internal to the private development 66
