Existing Conditions The existing 0.143-acre parcel is located between the Mobil gas station and the Wendy’s restaurant rear parking area. The site is undeveloped and consists of maintained lawn. There is an existing curb cut with an asphalt driveway apron. The site sheet flows west to east toward Orchard Park Road. Proposed Project The applicant is proposing to construct (10) EV charging parking spaces with (5) EV Charging Stations and a canopy. One EV charging station will service two parking spaces. An ADA compliant space is being provided. The project will include associated site improvements consisting of modifying the existing curb cut onto Orchard Park Road, stormwater mitigation, transformer and electrical power equipment. Zoning The project site is zoned C-1 commercial where EV charging stations are an allowed use. Given the size of the existing parcel, we anticipate area variances will be required for pavement setbacks (10’ required, 3’ proposed) and building setbacks (40’ front, 5’ side and 30’ rear required, 6.6’ front, 0’ side and 22.0’ rear proposed). We will make application to the Zoning Board of Appeals to request area variances. www.BohlerEngineering.com Page 19 of 1493
