The project layout was designed to preserve open space. Existing natural buffers will be maintained along the north, east and west boundaries of the site. Trees along the south (Clinton Street) will be maintained – other than removal required for the widening of the driveway. A patio area and playground are provided, along with landscaped islands throughout the parking lot. Trees will be added along the entrance drive to provide additional screening of the new development from Clinton Street. (10) Adequate provision of drainage and stormwater management facilities; A Stormwater Pollution Prevention Plan (SWPPP) was prepared for the site and is included in this submission package. The site is designed per the NYS Stormwater Design Manual standards and NYSDEC Standards and Specifications for Erosion and Sediment Control. Several stormwater practices are proposed for the site including bioretention areas, underground stormwater chambers and use of a hydrodynamic separator (water quality unit). (11) Adequacy of sewer and water facilities, fire protection and conformance with Town regulations for the provision and construction of those services; A full sewer report (including flow testing) has been completed. Findings of the monitoring was reviewed and approved by Erie County Sewer, concluding that the sewer has sufficient capacity to support the proposed project. Existing flow tests for the watermain on Clinton Street have been reviewed and it was determined that the existing watermain has sufficient pressure to support the proposed project. Both buildings will be designed to meet NYS Fire Code (for rehabilitation of the existing building and new construction). (12) Where appropriate and applicable, the concurrence of Town agencies, New York State Department of Transportation, New York State Department of Environmental Conservation and other county or state agencies, as appropriate; and Correspondence with reviewing agencies will be/has been provided to the town as a part of the site plan review. To date NYSDOT and SHPO correspondence was provided as part of SEQR review and issuance of the Special Use Permit. (13) Meeting the requirements for a site plan, as identified in this chapter. This application package as submitted meets the requirements of the Town Code, to the best of our knowledge. Included for your consideration in the Site Plan Review are the following items: • Site Plan Application • Civil Plan Set • Architectural Elevations & Rendering • Preliminary ALTA • Engineering Report • SWPPP • Check – Review Fee (mailed separately) 3 Page 9 of 1174
