1. Purpose and Scope
This analysis evaluates the capacity of the existing 4″ sanitary sewer service connection and the receiving 15″
public sewer main relative to the sanitary demand of the facility at 4350 Seneca Street, in support of site plan
review before the Town of West Seneca Planning Board. Sanitary demand is based on occupant load. Because
the proposed addition does not change occupant loads or facility operations, the analysis confirms that the
existing service and main remain adequate. Stormwater is addressed separately in the project plans and is
outside this scope.

2. Existing Conditions
The site is improved with an existing 3,000 SF building operating with 4 employees and an average of 65
guests per day. Sanitary service is provided by an existing 4″ PVC service connection at Seneca Street
discharging to the Town of West Seneca 15″ public sewer main, which currently conveys the facility’s flow
without issue.

 Existing parameter Basis Quantity

Building area Gross floor area 3,000 SF

 Staff Employees 4

Patrons Guests per day (avg) 65

3. Proposed Conditions
The project maintains the existing structure and constructs a new two-story addition over and adjacent to it:
1,902 SF of first-floor operations space (Commercial) and 2,500 SF of second-floor office and storage
(Business Group B). Total building area becomes 7,402 SF.
The addition provides additional space for safer operations — greater clearance between equipment, a larger
footprint for newer advanced equipment, and indoor storage of materials and equipment — together with
proper meeting and office space for existing staff, who currently use the taproom. It does not add occupant
load: staffing and guest counts remain the same, and the facility’s operations are unchanged (and if anything
reduced with newer equipment). Sanitary demand is therefore unchanged from existing conditions.
