WEST SENECA COMMUNITY CENTER Planning Board PROCEEDINGS 1300 Union Road Minutes #2025-12 West Seneca, NY 14224 December 11, 2025 replaced. Mr. Terragnoli confirmed this is correct. Mr. McCabe asked what type of trees would be planted. Mr. Terragnoli stated Black Cedar trees around the dumpster and Harvest Gold Crabapple trees. Mr. Frick asked if the concerns about the dumpster location were addressed. Mr. Terragnoli confirmed the refuse company has indicated the location and orientation was adequate. Chairperson Bebak stated one of the concerns in the letter was from the Fire Marshall about planting the trees too close to the fire pits and asked if this was addressed. Mr. Schieber stated the Fire Marshall referred to in the letter is the Fire Inspector in his office and the local Fire Chief has not provided comments and, as the project progresses, the Fire Inspector from the Code Enforcement Office can visit to advise safe placement. No public comments were received. Motion by Chairperson Bebak, seconded by Planning Board Member McCabe, to approve the site plan for property located at 484 Harlem Road to permit an expansion of the existing building and parking lot subject to the approval of the Fire Marshall on the additional plantings and the submission and approval of the revised plan set and drainage report as requested in the engineering report. Ayes: 6 Noes: 0 Abstain: 0 Motion Carried NEW BUSINESS SPR2025-006 A request of William Sahlem and Brian Hillery for rezoning and special permit for property located at 1475 Orchard Park Road to allow construction of five (5) 12 unit multi family buildings Mr. Schieber stated the property owners have requested to postpone the application and the town will perform neighbor notifications when the application will be heard by the Planning Board. Motion by Chairperson Bebak, seconded by Planning Board Member Hayes, to table SPR2025-006, request for rezoning and special permit for property located at 1475 Orchard Park Road to allow construction of five (5) 12 unit multi family buildings. Ayes: 6 Noes: 0 Abstain: 0 Motion Carried SPR2025-007 A request of 120 South Avenue LLC for rezoning for property located at 120 South Avenue to allow construction of two (2) warehouse buildings.
