HAMBURG SIA DISTRICT ZONING 6 Section 280-XYZ Dimensional and Development Standards A. This section provides dimensional standards for various roadway types and building types in the SIA. Applicants should reference the Bills Stadium Economic Impact Area Plan (2025) for additional guidance. B. Streets and Roadways 1) General. The applicant shall create a network of roadways throughout the site. These roadways within the SIA shall be developed according to a hierarchy of streets based upon their intended use and adjacent land use. The roadways shall be designed to accommodate all users of the road in accordance with complete streets principles. Street Type Tier 1 – Access Streets Description Tier 1 roadways connect the site to external roadways and distribute traffic throughout the district. They are designed to handle the traffic associated with development throughout the year, including during events at the stadium. A. Setbacks 1 15 feet minimum, 30 feet maximum B. Sidewalks 6 feet minimum width sidewalk plus 6 feet minimum width for tree lawn. At its discretion, the Town Board may approve alternative pedestrian infrastructure such as a multiuse path. C. Trees 50-foot spacing D. Height / Hotel, maximum six stories, 70 feet Other uses, maximum four stories, 55 feet E. Step-back 15-foot upper floor step-back required for buildings greater than three stories Additional 1) Travel lanes shall not exceed 11 feet in width per lane standards 2) Two-way bicycle facilities shall be minimum 10 feet in width 1 For purposes of the SIA, setbacks refer to the front façade of the building to the roadway, whether a public right-of-way or internal to the private development 125
