HAMBURG SIA DISTRICT ZONING 9 application process if Town Board determines the project contains other aesthetic features that enhance the visual impact of the District. Residential-only buildings are exempt from this requirement. 3) Orientation: Buildings must be oriented toward streets and open spaces, including placement of front entrances. 4) Avoiding blank walls: Blank wall surfaces greater than 20’ are prohibited if visible from streets or other public areas. Any side of the building that has frontage on a sidewalk or street shall include windows, doors, murals or other architectural articulations. 5) Concealing unappealing functions. Site layout shall be designed to minimize impact, visibility, and public view of service areas, loading docks, dumpsters, utilities, and other utilitarian functions of the property. The site layout should place these components on the side of the building with the fewest number of expected pedestrians to the degree practicable and utilities shall be buried. In areas likely to be seen by pedestrians, these functions should be buffered with site landscaping, architectural screening, and fencing. Chain link fencing is not acceptable for screening purposes. 6) Mechanical equipment: Mechanical equipment, including metal chimneys and elevator penthouses at grade, attached to, or on the roof of a building, shall be screened from the view of the most adjacent street or driveway or they should be integrated into the overall design of the building through use of materials, placement, roof shape or form, or other means. D. Site standards for dwellings 1) Applicability. The following is applicable to single-family and two-family dwellings. 2) Purpose. Single- and two-family dwellings shall be developed in such a way that contributes to the walkable, mixed-use nature of the SIA District. Single- and two-family dwellings shall be constructed in a manner colloquially known as “skinny houses,” which are a building typology similar to vertical orientation and small-footprint of townhomes but are fully detached. 3) Single- and two-family dwellings shall be sited on lots 3,000 SF or less. 4) Single- and two-family dwellings are suitable only for Tier 3 streets as described in Section C above. 5) Single- and two-family dwellings are not permitted within 2,000 square feet of the nearest face of the Buffalo Bills Stadium. E. Building Materials 1) Buildings must use high quality materials that contribute to a vibrant neighborhood and resist deterioration. 2) Building facade materials permitted within the SIA include, but are not limited to, brick, concrete masonry, wood, cementitious fiber board, manufactured limestone, cast stone, masonry, stone, glass, terra cotta, cellular PVC trim, tile, and sustainable materials. 3) Primary façade materials shall wrap building corners a minimum of 20’ on building sides. 128
