(3) Maximum height: 8 feet. B. Wall Signs. (1) Wall signage shall not exceed 10% of the facade area. (2) Signs shall be integrated into the building architecture. C. Prohibited Signs. Internally illuminated box signs are prohibited. Service Areas. A. Loading areas, dumpsters, and mechanical equipment shall be located to the side or rear of buildings. B. Such areas shall be screened using materials consistent with the principal structure. C. Outdoor storage shall be prohibited unless fully screened. Environmental and Site Considerations. A. Development shall minimize impervious surface coverage where practicable. B. Stormwater management practices, including bioswales and rain gardens, shall be incorporated where feasible. C. Existing vegetation and natural features shall be preserved to the maximum extent practicable. Modifications and Waivers. The Planning Board may modify the requirements of this article where it finds that the proposed design meets or exceeds the intent of these standards and is consistent with the character of the Lakeview Area. 16
