26 Town of Aurora

  Commercial 2 District (C-2)

The commercial 2 district (B-2) covers approximately 169 acres (0.8%) of land within the Town. Like the
C-1 district, parcels regulated by the C-2 district can be found along the Town’s major thoroughfares. The
purpose of the zoning district is to provide areas in the Town where business offices and businesses may
be located which include activities that may draw clientele from all areas in the Town and from outside the
Town. Permitted uses within this zoning district include those allowed by right and special use permit in the
C-1 district as well as other commercial uses that have a higher intensity of patronage and generation of
potential nuisances. Regulations for this district cover maximum height, building size, minimum lot size, and
  setbacks.

  Commercial 3 District (C-3)

The commercial 3 district (C-3) covers approximately 332 acres (1.5%) of land within the Town. Parcels
regulated by this zoning district are largely concentrated along the Town’s border with the Town of Orchard
Park, along NYS route 240. The purpose of the zoning district is to provide areas in the Town where
businesses, medium-sized retail, and industrial and manufacturing facilities may be located, which include
activities that may draw clientele from all areas in the Town and from outside the Town. Permitted uses within
this zoning district include any uses permitted in the C-2 district along with manufacturing facilities, food
processing, junk yards, and adult-use cannabis establishments.

  Overlays

  West Falls Hamlet Overlay

Recognizing that the Hamlet of West Falls is an existing built-up area consisting of mixed-uses at a higher
density than the rest of the town, the Town of Aurora’s zoning ordinance includes a zoning overlay for the
hamlet with the intent to preserve the character and quality of the area while encouraging service-oriented
uses focused on meeting the needs of customers within West Falls. The overlay district covers properties
contiguous to Bridge St and Route 240 from the southern border of the Town of Aurora to Behm Road.
Overall, approximately 119 acres (0.5%) of land within the Town falls within the overlay district.

The overarching objectives the overlay are: (1) emphasizing redevelopment of existing properties, (2)
permitting the conversion of residential structures to office and commercial space, (3) focusing projects at
the pedestrian scale, (4) citing parking to the side or rear of buildings, (5) buffering development that adjoins
sensitive land uses, (6) architectural standards that improve the image of the area, and (7) the prohibition
of franchise architecture. All uses permitted within the overlay are the same as those of the underlying
zoning district. In addition to the regulations of the underlying zoning district, additional regulations include
architectural standards, building standards, and landscaping standards.
