Housing sales transactions for single-family homes were also compared against MLS data from 2013 to 2024. MLS
Brokerage data is data collected and managed by real estate professionals (brokers and agents) who list properties for
sale or lease. When excluding the Village of East Aurora, the following sales trends emerged. The Realtor MLS database
recorded a higher total number of transactions in 2013; however, the average sales price was approximately 18% lower
than that reported by the Landmax system. By 2023, the most recent year with data from both platforms, MLS recorded
seven fewer transactions, with an average sales price 2.7% lower than that reported by Landmax. However, this data
only includes transactions reported in the Realtor MLS database and does not account for private sales conducted
independently. Year over year, MLS Brokerage data reported an average sale price increase of 6.8% for Aurora homes.
Nationally, home sale prices typically increase by 3-5% annually; across Erie County, home sale prices increased by 6.3%
on average each year.
