Comprehensive Plan 79 Medium Density Residential The Medium Density Residential (MDR) land use designation would permit housing density similar to the Town’s existing R-2 Residential District. In addition to the Town’s existing R-2 districts, this future land use designation would extend southward along NYS 240 towards the Hamlet of West Falls. Permitted uses include single-family homes, duplexes, ADUs, home occupations, and civic, community or institutional facilities. Preferred Uses: • Single-family & manufactured homes • ADUs • Duplexes • Home occupations • Civic, community and institutional facilities Other Considerations: • Encourage buildings to front the street at reduced setbacks with porches or stoops to create a strong neighborhood feel and enhanced walkability. • Allow accessory dwelling units (ADUs) by right on all lots, with flexibility in form (i.e., detached, above- garage, basement units). • Support energy-efficient and climate-resilient building practices, including provisions for EV charging, roof-mounted solar, and green infrastructure. Low Density Residential The Low Density Residential (LDR) land use designation would permit housing density consistent with the Town’s existing R-1 Residential District. Developed to support the traditional rural single-family living commonly seen throughout the Town, this designation covers much of the existing extent of the Town’s R-1 district, minus the areas around the Village and along Center St that have been converted to NR and other parcels that have been converted to AR. Permitted uses include single-family homes, home occupations, and civic, community or institutional facilities. Preferred Uses: • Single-family & manufactured homes • Home occupations • Civic, community and institutional facilities Agri-Residential The Agri-Residential (AR) land use designation would permit housing density and traditional agricultural, floricultural, and horticultural uses consistent with the Town’s existing Rural Residential and Agriculture Districts. As both districts allow nearly the same uses, combining these two districts together would help reduce unnecessary regulations. To account for the need to keep agricultural uses appropriately screened from residential areas, the keeping of domestic animals shall be subject to the existing acreage limitations currently within the Town’s zoning code for all lots with a residential structure. Lots without a residential structure shall be allowed full agricultural use of the whole lot, as stipulated by the Town’s existing Agriculture zoning district. This designation reflects strong resident support for the Right to Farm law and the protection of Aurora’s agricultural and environmental heritage. Preferred Uses: • Single-family & manufactured homes • ADUs • Duplexes • Agricultural, floricultural, and horticultural pursuits
