Engineer’s Report December 2025

I. Introduction

The proposed development of 359 Quaker Road (SBL: 175.06-3-9) is located in the
Town of Aurora, Erie County, New York in Lot 39, Township 9, Range 6 of the Holland
Land Survey. The 0.70± acre parcel is bounded on the north by the Quaker Road Right-
Of-Way (ROW) (US 20A), on the east by 270 Quaker Road now or formerly owned by
API Delevan, Inc. (SBL: 175.06-3-10), and on the south and west by 400 Quaker Road
now or formally owned by 3095 Southwestern Boulevard, Inc. (SBL: 175.06-3-8).

The proposed medical offices (dental) development consists of removing the existing
building and parking area and installing a new 5,453± ft² one-story building and a new
parking area consisting of 27 new parking spaces (including 2 van accessible handicap
spaces). The project is anticipated for a construction start in the spring of 2026.

Sanitary sewage service will be provided by a new six-inch polyvinyl chloride (PVC)
sewer lateral. The sanitary sewer flows from the site will be tributary to the Erie County
Sewer District (ECSD) #8 East Aurora Water Resource Recovery Facility (WRRF)
located on Mill Road roughly 1,200-feet to the east of the project site.

Water service for domestic use will be provided by a new two-inch type ‘K’ copper
service connecting to the existing Erie County Water Authority (ECWA) twenty-inch
prestressed concrete cylinder pipe (PCCP) watermain along Quaker Road (US 20A).
Fire protection for the site will be provided by the existing fire hydrant located in front of
  270 Quaker Road.

Storm drainage for the proposed parking area will be diverted into a new stormwater
conveyance system located within the proposed parking area and will outlet into the New
York State Department of Transportation’s (NYSDOT) existing storm sewer system
within the Quaker Road ROW (US 20A) along the northern side of the property. All
proposed stormwater facilities have been sized to accommodate the flow of the
stormwater runoff from the design storm events.

The main text of this report summarizes the development of design. Detailed
calculations and supplemental information, forms, etc. are located in the appendices.
